Investor FAQ

Can a foreigner buy a villa in Thailand?

A non-resident cannot hold the land in full freehold ownership in their own name, but can secure the use of the villa through a renewable long-term lease (leasehold), or via a Thai company structure. The arrangement is validated case by case by an independent firm.

What does the listed price cover?

Construction of the turnkey villa, the pool, landscaping, boundary walls and utility connections. Furniture, transfer fees and taxes are quoted separately.

Who handles the rental?

Our local team can take care of marketing, guest check-in, cleaning and maintenance, with monthly reporting of income and costs.

Can the lease fee change?

Yes — the lease fee rises by 3% every 3 years over the full 30-year lease term, as set out in the schedule above.

How long does construction take?

About twelve months from the granting of the permit, depending on the season and the plot. The precise schedule is annexed to the contract.

Can the villa be customised?

Yes, within the limits of the structural shell: finishes, colours, kitchen, bathrooms and outdoor layout can be adapted before second-fix works begin.
