Every investor's first question: "What does it earn?" In Koh Samui, the honest answer is a range and a method. Here are the real market benchmarks for a 3-bedroom pool villa — and a way to estimate your own scenario.

The real market range

For a new 3-bedroom pool villa, entry-to-mid segment (฿8-15M), published data converge:

Beware projections of 15-20%: they confuse peak-season rates with the annual average, or apply luxury-villa figures to an entry-level home.

Gross or net: compare what matters

Sellers almost always quote gross yield (annual rent ÷ price). The figure that determines your real return is net yield, after costs. In Koh Samui the gap is 3-5 points: a villa quoted at 10% gross returns 5-7% net. Always think net.

The only two levers

Gross income = nights let × average nightly rate. The nightly rate depends on location (beach proximity: +30-60%), sea view and finish. Occupancy depends mostly on management: well marketed, a villa reaches 60-75% annually; poorly managed, it caps at 40-50%.
