Investor FAQ

Can a foreigner buy a villa in Thailand?

A non-resident cannot hold the land in full freehold ownership in their own name, but can secure the use of the villa through a renewable long-term lease (leasehold), or via a Thai company structure. The arrangement is validated case by case by an independent firm.

What does the listed price cover?

Construction of the villa, its private pool, its garden and its parking space. The land lease, maintenance charges, transfer fees and taxes are billed separately.

Who handles the rental?

Our local team can take care of marketing, guest check-in, cleaning and maintenance, with reporting of income and costs.

Can the lease rent change?

Yes — it rises by 5% every 3 years over the full 30-year lease term, according to the schedule detailed above.

Can the villa be customised?

The customisation options (finishes, kitchen, bathroom) are set out in the contract pack handed over at reservation.
